What does a load study cover at an apartment or HOA property?

Individual units have their own meters, but a property also has a common electrical system: the house panels that serve lighting, pools, clubhouses, laundry rooms, gates and elevators. That shared system is where capacity runs short, and it is what a multifamily load study measures.

What do we measure?

  • House meter and main service loads

  • Voltage on long feeders that run across the property
  • Spare capacity for planned additions

What decisions does the data support?

What if the property has older wiring?

How do we work with boards and managers?

We write the report in plain language, with a summary a board can use at a meeting and the detail an engineer or contractor needs. We schedule recording and any short outages around residents. WALKTHROUGH AND SCOPE

We start with a free phone consultation, and you can send a photo of your panel or equipment. If on-site work is needed, we visit, look at the panels and service, and agree on what needs to be tested or repaired before any work starts. On-site work is quoted before it begins.

TESTING AND DOCUMENTATION

Load loggers and a thermal camera record what the equipment is doing, and the results are documented for each panel or component we check.

FINDINGS AND NEXT STEPS

We go over what we found and your options in plain language. If corrective work is needed, we are licensed to do it.

Do you measure individual units?
Our work focuses on the common and house electrical system. Individual units are on their own meters, and we can look at a unit if a specific problem points there.
Can a study show whether we can add EV chargers?
Yes. Measured peak demand shows how much capacity is left for chargers, and whether load management would let you add more.
How do you avoid disrupting residents?
Recording is passive and does not need an outage in most cases. We schedule any panel work and notices ahead of time.
Can the report go to our board?
Yes. We write a summary for the board and keep the technical detail in an appendix.
